Independent Inventory Report

Our inventory report is prepared before the start of a tenancy and is a vital part of the letting process.

Our inventory report is an accurate and detailed description of the decor, contents, fixtures and fittings of the property, gardens and garages where present. It also includes meter readings and their locations. Colour date & time stamped photographs are incorporated within the body of the report.

This document helps to ensure protection for both the tenant and the landlord should a dispute arise at a later date.

Interim Inspection Report

Once the tenant has been in place for at least three months it is beneficial to find out how they are treating the property and whether any suggestions need to be made to them, or if there are any maintenance issues that may need attention. We can arrange this inspection visit directly with the tenant, agree a date and time convenient for the visit. The tenant can, if they want, be present to bring up any issues they have.

This type of inspection can prevent minor issues escalating to the stage where major repairs are required.

End of Tenancy Check Report

Our report compares the condition of the decor, contents, fixtures and fittings to the condition as noted on the inventory at the start of the tenancy. The length of the tenancy, fair wear & tear and comments noted on the original inventory are taken into consideration. Additional items and any damage or cleaning issues will be noted along with final meter readings.

A common misconception is that a check-out report will look much like an inventory, and list everything in the property; however it will only list any changes, in order to provide a fair comparison.
